Cipher Digital (CIFR) has been on a tear for two straight sessions. The bitcoin miner turned AI data center landlord closed up 17 percent Monday, then was up another 19 percent by Tuesday afternoon. Shares traded around $24.41 as of early Tuesday afternoon, roughly 39 percent above where they closed last Friday. That's a serious move for a company worth close to $10 billion. But look at what actually happened, and most of the credit belongs to two other stocks.

Monday's spark had nothing to do with Cipher

Monday's rally started with Hut 8 (HUT) and IREN (IREN). Hut 8 signed a second $9.8 billion, 15-year lease for the next phase of its Beacon Point AI data center campus in Texas, putting the campus's full 1-gigawatt capacity under contract and pushing that single site's total lease value to $19.6 billion. IREN piled on with $2.8 billion in new AI cloud contracts and raised its year-end revenue target above $4 billion, with about 85 percent of it already signed (we covered that deal in detail here). Both stocks jumped double digits, and the rally spilled into every bitcoin miner turned AI data center landlord in the group, including TeraWulf (WULF), MARA Holdings (MARA), Riot Platforms (RIOT), and Cipher.

By Tuesday afternoon, Cipher had pulled well ahead of the pack it started the week following. It was up close to 19 percent, versus roughly 9 percent apiece for Hut 8, TeraWulf, MARA and Riot. IREN, the stock that actually started the whole move, lagged the rest of the group at under 6 percent.

Cipher's own news is still coming

Here's the thing: Cipher's own catalyst hasn't even landed yet. The company holds a $5.5 billion, 15-year lease with Amazon Web Services (AWS) to deliver 300 megawatts of data center capacity, first announced back in November 2025. That capacity starts coming online this month, and rent payments begin in August, Cipher's first real recurring revenue from the deal instead of the swings of bitcoin mining economics. Wall Street has been pricing that shift in for weeks.

The AWS lease is one of three long-term hyperscale contracts Cipher has now signed, alongside a deal with Fluidstack and Google (GOOGL).
